Recently, some of my clients approached me to inquire about the property market in Australia, and one of them is interested in Perth because one of her friends invested in Perth.

Perth has delivered stronger recent growth off a low base with very tight vacancy, but its economy is concentrated in mining and resources, so values track commodity cycles. Melbourne's economy is more diversified and its rental demand is underpinned by universities and migration.

Why did Perth property prices rise so fast?

A supply shortage against strong demand, a resources-sector recovery driving employment, and a correction after roughly a decade of flat prices. Buying into the late stage of a catch-up run is a different proposition from buying at the start of one.

What is the risk of investing in Perth?

Concentration. When commodity demand softens, Western Australian employment and population growth soften with it, and property follows. Buyers entering on momentum without local due diligence — including sight-unseen purchases — are the most exposed.
