I'm Josh Tay. I've spent twenty years in Singapore property — luxury and landed, matrimonial and estate sales, trophy condos. Australia Property is the arm of that work for clients looking offshore.

Why Singaporeans end up looking at Australia

Usually one of two reasons. Either the ABSD schedule has made the next Singapore purchase uneconomic — 30% for a citizen on a third property, 35% for a PR — and decoupling or buying under a child's name has already been used up. Or there's a child heading to university in Melbourne and the alternative is three or four years of rent with nothing at the end of it.

Both end in the same place: a new-build apartment or townhouse, bought from the developer, with FIRB approval.

What I actually do

  • Shortlist projects worth your money and tell you which ones aren't
  • Pull real numbers — rental yield, holding costs, foreign purchaser surcharges, land tax
  • Negotiate directly with developers on price, stage and incentives
  • Walk you through FIRB approval and the Victorian off-the-plan duty concession
  • Introduce you to a conveyancer and a mortgage broker who deal with foreign buyers regularly

What I don't do

I don't manage your property after settlement. I'm not in Australia, and pretending otherwise would cost you money. I hand you to vetted local managers and stay involved on the asset decisions — whether to hold, when to sell, what the next one should be.

I also won't tell you Australian property only goes up. Some of the projects I've reviewed on this site I've publicly recommended against. That's the point of writing them.

How I'm paid

By the developer, on completion of a sale — the standard arrangement for project marketing in Australia. You don't pay me a fee. That does mean you should read my project opinions knowing I have an interest in you buying something, which is exactly why I publish the ones I'd avoid.
