Why there's no house-and-land
Victoria's off-the-plan duty concession applies to strata apartments and townhouses only — not detached dwellings. For a foreign buyer that makes house-and-land structurally more expensive than an apartment at the same price, before you account for the distance from a university or the CBD. I sell it if you want it, but I won't put it on a page and pretend it's the smarter buy.
